Inventory week over week remained flat lined. We will see a race kick up on housing numbers starting the week of Dallas and Fort Worth spring breaks will bring out of town buyers to purchase homes. We’ll likely see an uptick in inventory in the next two weeks along with an uptick of buyers in town. This typically bolsters numbers to make April closing numbers look larger than March. Price changes need to be made in the next two weeks to make the most impact for spring market.
We also need to note that December versus January days on market, we saw a decrease in days on market for the $400,000-900,000 price ranges. This price point typically slows down slightly in the fall, so seeing an uptick in sales isn’t unusual. We are on track to have around 50,000 homes sell this year in North Texas. It’s ramping up to be a busy year. Also, with homes going quicker, we sold 25% of our homes this past year to buyers over FaceTime or YouTube videos we created for them.
