Living in Plano, TX means you can live, work, and play in one town: major corporate headquarters, walking trails through most of the city, Legacy West on one side and Downtown Plano on the other. A 4+ bedroom single-family home in Plano sold for a median $580,000 in September 2026, per NTREIS. I’m Seychelle Van Poole of Van Poole Properties Group at Keller Williams Realty, and this is the Plano guide I send my clients.
What’s it like to live in Plano?
Plano was doing live, work, play before it had a name. You can work at a major headquarters, catch the game with friends, and be home fast, all without leaving town.
Toyota North America and Frito-Lay are headquartered here, and JPMorgan Chase runs a big campus at Legacy West. That puts a lot of people a short drive from work, which is half the reason they move here.
Walking trails run through most of the city, so a morning walk starts at the end of your street, not in your car. Youth sports run deep here, from YMCA leagues to WOGA, the gym that trains Olympic gymnasts. And on game day, there’s always a patio with the game on.
How much does a home in Plano cost in 2026?
A 4+ bedroom single-family home in Plano sold for a median $580,000 in September 2026, per NTREIS. The same type of home across the whole MLS sold for a median $460,000, so Plano runs above the region.
| What you’re looking at | The number | Source |
| Median sale price, 4+ bedroom single-family, Plano | $580,000 | per NTREIS, September 2026 sales (pulled October 2026) |
| Same home type, entire MLS | $460,000 | per NTREIS, September 2026 sales (pulled October 2026) |
| Remodeled 4+ bed, 3+ bath, with a pool: asking range | $600,000 to $1 million | what I see with clients; NTREIS active listings |
| Median asking price in that range (35 homes) | $699,000 | per NTREIS, active listings as of October 9, 2026 |
| Typical size in that range | 3,418 sq ft, about $213 a sq ft | per NTREIS, active listings as of October 9, 2026 |
My rule of thumb: if you want four bedrooms and a yard, start at $580,000. If you want it remodeled with a pool, plan on $600,000 to $1 million. The middle of that range, $699,000, buys about 3,400 square feet on roughly a fifth of an acre.
Why do people moving up pick Plano over Dallas?
More house and more yard for the money. In my experience, a larger home with a big backyard in the parts of Dallas my clients ask about often starts around $1.5 million. In Plano, the median 4+ bedroom home sold for $580,000 in September 2026, per NTREIS.
The other reason is the remodels. The median home in that $600,000 to $1 million range was built in 1993, per NTREIS active listings on October 9, 2026. A lot of those houses have been updated, so you get the newer kitchen and baths on an established street.
Most of our clients making this move are selling one house and buying the next at the same time. We run both sides at once, so the timing works for you instead of against you.
What’s the difference between east and west Plano?
East Plano is home to Downtown Plano, the historic center of town, with local spots like Urban Crust Pizza. West Plano is home to The Shops at Legacy and Legacy West, with high-end retail, Uchiko, The Food Hall, and Amorino gelato.
| East Plano | West Plano | |
| Where people go | Downtown Plano | The Shops at Legacy and Legacy West |
| What’s there | Historic downtown, local restaurants and shops | High-end retail, newer dining, the corporate campuses |
| Roads close by | US 75 | Dallas North Tollway, 121 |
Pick by your commute and by how you like to spend a Saturday. Then tour both, because the drive between them tells you a lot.
Where do locals actually eat in Plano?
These are the spots I send clients to, from catered lunches to date night to dessert.
- Cafe Max: my go-to for catering a lunch. Homemade quiche, muffins, salads, and cookies the size of your open hand.
- J’s Donuts: a longtime kolache and donut staple in west Plano.
- Covino’s Italian: small, family-owned Italian in central Plano, run by Joe Covino himself. Order the Chicken Aristocrat.
- Sushi Sakana: a Plano original. Get the Ahi Tuna Tower with extra wonton chips, the Sakana roll, and the Korean fried chicken.
- Urban Crust Pizza: in Downtown Plano.
- Uchiko and The Food Hall at Legacy West: one for date night, one where everybody finds something.
- The Capital Grille: for the celebration dinner after closing.
- Lockhart Smokehouse: barbecue, because this is Texas.
- Amorino at Legacy West: gelato served in the shape of a flower.
- And yes, Chili’s and Maggiano’s both have Plano locations.
How’s the commute from Plano?
It depends where you’re headed, and that’s the point. Plano sits on top of the roads that get you everywhere: the Sam Rayburn Tollway (121), the President George Bush Turnpike (190), the Dallas North Tollway, US 75, and Preston Road.
From most of Plano, you’re on one of them quickly, so a job change doesn’t have to mean a move.
One thing I tell every client: before you buy, drive your actual commute from the actual house at rush hour. A map at 2 p.m. will tell you whatever you want to hear.
Which school district is my Plano address in?
Most Plano addresses are zoned to Plano ISD. Some west Plano addresses are zoned to Frisco ISD or Lewisville ISD instead, so check the exact address with the district before you fall in love with a house.
Zoning can change, so verify with the district for any home you’re serious about. We pull the district for every house on your list before you tour it.
What mistakes do people make buying in Plano?
The same four, over and over. Here they are, so you can skip them.
- Assuming a Plano address means Plano ISD. Parts of west Plano are zoned to Frisco ISD or Lewisville ISD. Check the exact address with the district.
- Treating the asking price as the price. Plano homes sold for 97.6% of list price in August 2026, per Redfin. That’s room to negotiate, and it’s why the $580,000 sold median tells you more than any list price.
- Paying a remodeled price for a paint job. With a median build year of 1993, “updated” can mean anything from a new roof to new throw pillows. Ask what was done and when (roof, HVAC, pool equipment), then use your Texas option period to inspect. The option period lets you back out for any reason; the days and the fee are negotiated.
- Touring only one side of town. East and west Plano feel different. See both before you decide, even if you’re sure.
What should I do next if I’m thinking about Plano?
Start with your number, then pick your side of town, then call us.
- Talk to a lender and get your number. Hold it up against the $580,000 median and the $600,000 to $1 million remodeled range above.
- Decide east or west by drive time and by how you spend your weekends.
- Call us. Every buyer on our team gets two full-time agents: one out in the field finding homes, one researching and negotiating. Can’t tour in person? We’ll do a video walkthrough. Selling a house to buy in Plano? We run both moves at once.
