December has stabilized for the month. As a team we still have 8 homes selling between now and the end of the year, so it will be interesting to see if there is a bump in overall sales for December. We’re still predicting a strong spring, to get ahead of the “busiest seller time” capitalize by making sure you home is on the market in January or February. If you are serious about selling, do a price reduction between Christmas and New Year’s and then another one right after the 1st of the year. Think of it as a two-step price correction.
On the buyer side – make sure you are planning ahead for showings, a lot of sellers have holiday plans and aren’t as flexible with showings. This is especially the case with Christmas and New Year’s being in part over a weekend – you will have more in town visitors. We’re seeing motivated sellers work with us more than they have in the past, so make sure to take advantage of this time when there are fewer buyers competing with you for homes.
